What to do for complex management or building management in Alanya ?
To begin with taking management plan from Tapu office. Let me tell you why do we need it ?
There is condominium law and below that court decisions, management plan and general meeting decisions. The schema looks like below;
Turkish Law > Condominium Law > Court Decisions > Management Plan > General Meeting Decisions
The management plan is similarly your complex law and regulations. You can change the management plan with 4/3 owners sign. The changes in management plan can not be against the condominium law.

Earlier, you should be sure that your complex officially registered and notarized with decision book to held annual or extraordinary general meeting to take decisions. If you don’t have decision book which means your complex management is in reality not registered. In addition; you can understand from, your complex has a bank account on it name or not. If not and if you don’t know anything about decision book, meanwhile be sure that you don’t have official registered complex.
Later, how to make yourself registration; you should take tax number for complex name (name should be correctly used as in plan) from tax office. After that you will buy empty decision book and you need to notarized this book. So in this case you are ready for sending meeting invitation from post office with returned registered way.
Lastly, According to Turkish Condominium law, owners should receive the invitations before 15 days than meeting date. Afterward there should be two meeting date in invitation and between these two dates minimum 7 days far from each other. The first meeting date needs %50+1 of complex units. If there will be no majorty, second meeting date can start without majority of participation.
As summary, such as owners, renters, friends (every adult) can use power of attorneys for the meeting which is not more than %5 of complex units. For instance; you have 100 apartments in your complex you can hold 5 power of attorneys. Also for the complexes which are below 40 units can hold 2 power of attorneys according to the condominium law. So if you are owner with your own apartment (tapu owner); meanwhile you have one your own vote and you can hold %5 of complex units proxy.
