According to Turkish condominium law; we organize annual general meetings with stream on Youtube for our property owners, we chair the meetings, we present all needs for meetings. We register accounts, we prepare accounting reports. We make notarization after meetings for decision book.
We collect the fees according to annual general meeting decision, we apply interest for non payers, we start legal actions for non payers with our lawyers (the lawyer fee is included to our service charge, so there is no lawyer expenses for complexes). We employ experienced staff, we educate staff, we make maintenance for pool, garden, cleaning and all common areas.

Education of staffs;

Indoor And Outdoor Pool Maintenance;
Before the summer season, we calculate the chemical usage according to the pool size, check the pool engines and all plumbing parts, check the joint works of the pool and renew if needed, check the waterslide’s engines and paint. Moreover, I teach caretakers “how to use pool chemicals”, check the pool water bacteria, and quality test reports every second week. The last two weeks of the summer season are over. I make the indoor pool ready for winter usage. Mostly indoor pools have heating pump, and it should be checked before operating. The electric consumption of these pumps can differ, and it should be monitored monthly. I will also advise on some solutions to reduce consumption to your complex.
Social Area Maintenance;
It is imperative that we prioritize the maintenance of all the social areas in our building, including the hamam, sauna, steam room, pool, elevator, and generator. Given that these facilities are of the same age as the building itself, regular maintenance is necessary to ensure their proper functioning. Therefore, we must take care of each component with utmost attention. We need to polish the hamam marbles, varnish the sauna woods, and maintain the steam room ceramics, amongst other necessary steps in maintaining these areas. By following a preventative maintenance schedule, we can uphold the safety and efficiency of these amenities and ensure their longevity.
Elevator Maintenance and TSE Label Controls;
It is highly recommended that the elevator parts and engines in your building should be replaced as the elevator models are significantly older than the building itself. As part of the inspection, the engine model, mainboard model, and communication parts are thoroughly scrutinized. Please note that the TSE labels are mainly intended for ensuring the safety of elevator service personnel. Therefore, it is crucial not to assume that your elevator is entirely safe just because it has a green or blue label. We understand that managing elevators in a complex is a colossal responsibility, and we are here to extend our professional expertise and support to ensure the best possible outcome for your building.
Generator Maintenance;
It is essential to maintain the electric generator fixture to ensure it functions properly. As managers and board members, we have a great responsibility to ensure that our complex is properly insured. It is imperative that we select an insurance company that provides us with high coverage and easy refunds. While there are several insurance companies in the Alanya region, we must proceed with caution as not all of them will offer the necessary coverage for various damages. It is vital that we comply with all procedures required to ensure smooth coverage under our insurance policy.
