Lastly i wanted to share some of my works which I experienced in during complex management in Alanya and property management in Alanya practice. Here i want to illustrate different kinds of works done, for instance; please check above for some works done at managed & currently managing complexes as management company in Alanya.
All the staff according to his/her title should be educated. For the services as cleaning, pool chemical usages, tree & hedge pruning, mowing grasses… all these kind of jobs needs to made properly otherwise they will cost time and money for complex. I myself give such education to staffs with experience for increase the quality level of cleaning, gardening and pool maintenance. It is one of the most important priority for property management in Alanya.
Before summer season i calculate the chemical usages accordingly pool size, check the pool engines and all plumbing parts , check the joint works of pool and renew if needed, check the waterslide’s engines and paints. Moreover i teach “how to use pool chemicals” to caretaker, i check the pool water bacteria and quality test reports every second week. Last 2 weeks of summer season over, I make the indoor pool ready for winter usage, mostly indoor pools have heating pump and it should be checked before let it work, electric consumption of these pumps can be different and should be followed monthly, i will also advice some solutions for reduce the consumption to your complex…
All the social area parts as hamam, sauna, steam room needs to be maintained as well pool, elevator, generator. We should not forget that these parts also same age as building. So it needs to be taken care of also. Hamam marbles needs polishing, Sauna woods need varnish, steam room ceramics need maintenance… etc.
Mosty elevator models older than complex age in Alanya, so you should think about the elevator parts, engines with this way. While im checking the elevators i check the engine model, mainboard model and communication parts especially. The labels which are hanged by TSE (Turkish Standards Institute) mostly about the safe of elevator service staff. So don’t think that your elevator safe while it has green or blue label. It is very big responsibility for complex management.
This fixture of complex management also needs maintenance as well. These devices like car engines, so you should not pass more than 1 year for changing it oil, filters and starter parts..
Another very important item that we as managers and board members has responsiblites about. The mainthing about the insurance for me the company which you can refund easily and cover high as possible. There are many insurance companies in Alanya region but not many of them is going to help you for all damages. There are many procedures to let it covered.
It is very important to check the bills monthly especially on these critic days.
